Puerto Rico Approved a $2 Billion Resort. Two Rival Luxury Brands Will Share It.

Puerto Rico has approved Esencia, a $2 billion master-planned resort on the island's southwest coast that will carry hotels from both Mandarin Oriental and Rosewood. Developers Reuben Brothers and Three Rules Capital announced the approval in mid-August, clearing a site of more than 2,000 acres for construction.

The two hotels will hold roughly 500 rooms between them, sitting alongside 1,200 private residences. The developers are targeting a late-2029 opening.

Two operators, one site

Putting two competing ultra-luxury operators on the same master plan is a deliberate hedge. A single flag on a 2,000-acre site has to be all things to every guest; two flags let the development sell different products - Mandarin Oriental's urban-polish service culture against Rosewood's sense-of-place approach - without either diluting itself. It also spreads the residential sales risk across two buyer pools, which matters when 1,200 units are involved.

The scale is unusual for the region. Puerto Rico's ultra-luxury inventory has been thin for years, anchored largely by The St. Regis Bahia Beach Resort on the northeast coast. Esencia would shift the island's high-end center of gravity to the opposite shore, into an area with almost no branded luxury supply.

Neither operator has a Puerto Rico property today. Their closest comparables in the wider region are Mandarin Oriental, Canouan and Rosewood Baha Mar in the Bahamas - both small, both positioned well above the Caribbean's resort mainstream.

Esencia is designed to run entirely on renewable energy, with infrastructure the developers say will generate surplus power for the island's grid. Jamie Reuben, principal at Reuben Brothers, framed the project as a long-term bet on Puerto Rico's standing as a destination rather than a conventional resort build.
