St. Regis Marbella Signs Its Beachfront Deal With a Longer Wait Ahead
St. Regis Marbella targets 2031 after a new development agreement. The Las Dunas project pairs a luxury hotel with residences and major public works.
St. Regis is attached to a new beachfront development agreement in Marbella, but the planned resort is a 2031 prospect. The city council announced the signing between Sierra Blanca Estates and Marriott International on October 20, with Platinum Estates also behind the Las Dunas project. For travellers, this is a future address to watch rather than an imminent addition to a Costa del Sol itinerary.
The project carries investment of more than €500 million, according to the council's announcement and local reporting. Its scale reaches beyond accommodation: the proposals include changes to roads, public land and the coastal landscape around eastern Marbella.
What kind of stay is being planned?
Local reports describe a hotel of 169 rooms alongside branded residences. That distinction matters when assessing the size of the resort. A residence count is not a count of hotel rooms available for nightly stays, and buyers' accommodation should not be folded into a traveller's expectations of the hotel's inventory.
Reporting identifies Rockwell Group with the architecture and interiors and AGAS as local architect. Detailed room categories, dining reservations and opening rates are not established by the material reviewed. A signed development agreement gives the project a clearer identity, but does not yet give guests a stay they can price or book.
Why do the roads and dunes matter?
The scheme covers a site of more than 160,000 square metres. According to Vivi Marbella, the planning includes dune restoration and a new service road alongside the A-7, while the council is processing the urbanisation project to enable initial work.
Those details deserve attention from prospective guests as much as the brand name. Access, the condition of the beachfront and the relationship between hotel grounds and public space will help define the eventual experience. For now, they remain elements of the proposed development, not completed facilities.
When should travellers start making plans?
Treat 2031 as the stated target, with the usual uncertainty of a project still moving through planning and construction. Anyone organising a wedding, a multigenerational trip or a major anniversary should wait for a dated opening announcement and an actual reservation offer before committing travel around it.
