Castello di Reschio: A Bolza-restored Umbrian castle with eight hotel categories, eight private houses and a cellar Bathhouse
Castello di Reschio occupies a 3,700-acre / 1,500-hectare private estate at Lisciano Niccone on the Umbria–Tuscany border. The Bolza family revived the landscape, farmhouses and castle, with Count Benedikt Bolza shaping the architecture and BB for Reschio interiors; the castle hotel opened in 2021 and has 36 rooms and suites. The stay divides into two distinct products: eight hotel categories in the castle or former San Michele Vestry, and eight standalone rental houses spread across the estate. The hotel welcomes guests aged 12 and over and does not permit pets, while the houses are the option for younger families.
Choose the exact accommodation before fixing transport. Hotel rooms run from 30-square-metre Rooms to the five-floor Tower Suite, and the house gives unresolved measurements for Suite Castello Twin, both San Michele categories and the Tower. The Tower has stairs rather than a passenger elevator between floors; only a small service lift carries food and drink. Every rental house requires a car, including Barco only 0.2 kilometres from the centre. Seven houses contain unresolved size, pool, bedroom or bathroom figures, so the applicable layout should be attached to the confirmation. Pet permission is explicit only at Cercoschene, Bell'Aria, Spinaltermine, Barco and Arrighi.
Set the arrival plan with the concierge. Reschio names Perugia, Florence, Bologna, Pisa and Rome airports, offers a driver service, and identifies Terontola di Cortona as the nearest station, but gives no airport or station journey times or rates. The road guidance says the estate is under 45 minutes from the Valdichiana A1 exit. No universal hotel check-in or checkout time is provided; Ask Reservations for lodging deposit and cancellation conditions because the general sale terms supply no detail.
Book dining and Bathhouse time immediately. Ristorante Al Castello and Ristorante Alle Scuderie each state daily 12:00–22:00, yet Al Castello also serves buffet breakfast and Alle Scuderie gives Sunday brunch 12:00–16:00. The former asks for a card guarantee, permits free change or cancellation through 24 hours before and applies a per-person late or no-show fee; the latter's reservation terms repeatedly name Al Castello, so their application to Scuderie is unresolved. Reserve Sunday brunch, confirm the current live-music calendar, and use the Almanac because the 2025 and 2026 menus disagree on music nights. Bar Centrale, Palm Court and Il Torrino give no clock hours; Palm Court is omitted from the standalone bar lineup, and the pool bar is called both Il Torrino and Bar Torrino.
The Bathhouse is a compact, atmospheric cellar circuit rather than a conventional large spa: warm salt-water Roman Bath, cold rain shower, sauna, Ottoman steam and the privately reserved Grand Fireplace Room with twin massage beds, conversational tubs and cold-water grotto. No opening hours, treatment-room count, age rule, resident-only rule or complete access policy is given. Reserve care before arrival and ask for the live timetable. The same applies to tennis because only two astroturf courts are available, and to the popular stables: lessons begin from age four, require advance booking and hacks depend on weather and summer heat.
Hotel-room stays include breakfast, the stocked in-room bar, high-speed Wi-Fi, e-bikes and estate transfers. Rental houses include served breakfast, while food delivery and an in-house chef are additional bookable services. House e-bikes are limited and need advance reservation; the hotel inclusion should not be transferred to houses. A qualifying long summer house stay describes both hiring a Defender and having one at the guest's disposal, without saying whether it is complimentary. A discretionary contribution is added to hotel and restaurant final bills and shared among the team, but no percentage is given.
Calendar-led activities need a date check in the Almanac. Inter-House Tennis is given as both 11–16 August 2025 and 9–14 August. Christmas is given as both 23–25 December and 23 December–25 January. Spring Affair is listed for Saturday 11 April without a year, although the surrounding 2026 calendar suggests 2026. The Summer Play is listed for 24–26 July, New Year Jazz for 29 December–1 January, Catholic Mass for the last Sunday monthly from March through December at 12:00, and olive picking for weather-dependent October dates. These schedules should be treated as event-specific, not a permanent hotel calendar.
Book Castello di Reschio for singular architecture, a vast working landscape, horses, estate-scale privacy and dining or wellness that rewards advance planning. Choose a house for younger children, a private pool and a longer residential stay; choose the hotel for castle access and the hotel inclusions. Skip it if a town must be walkable, every route and facility needs a stated step-free guarantee, children under 12 must stay in the castle, or complete lodging terms are essential before enquiry. Traveler ratings are split: SLH Club displays 4.9 from 12 member reviews, while Tripadvisor is displayed at 4.2 with a count that varies across current listings from 84 to 91. Praise consistently centres on the estate, design, pool, spa, food and warm staff; the smaller critical pattern concerns dark castle rooms, service consistency and value.

First day
- Reconfirm the driver or rental car, meeting point and luggage plan; the house names several airports and Terontola di Cortona station but gives no airport or rail transfer time or rate.
- Match the assigned hotel room or house to its confirmed specification and settle every applicable size, pool, bedroom, bathroom, elevation or naming conflict in writing.
- For the hotel, confirm the 12-and-over rule, no-pet policy and any required stair or elevator route; the Tower has stairs between five floors and only a food-and-drink service lift.
- For a house, retain the car even at Barco, check the house-specific pet position and reserve limited e-bikes; do not borrow the hotel's e-bike inclusion.
- Reserve Al Castello and high-demand Sunday brunch, then confirm whether Scuderie's misnamed terms apply and check the Almanac for current live-music nights.
- Book the Bathhouse and ask for its operating hours, age, access and cancellation rules because none are given; reserve the Grand Fireplace Room specifically if desired.
- Reserve tennis and riding early: there are only two courts, stable places are limited, lessons begin from age four and hacks remain weather dependent.
- Set breakfast expectations: hotel and house breakfast are included, the hotel in-room bar is stocked and included, while house chef and food delivery are additional.
- Ask Reservations for check-in, checkout, lodging deposit and cancellation terms and the discretionary team-contribution treatment because the general sale terms supply no detail.
- Check event dates in the Almanac, especially the conflicting Inter-House Tennis and Christmas dates and the yearless Spring Affair listing.

Category breakdown
Guests Love
The estate and design are the main event
Across current traveler feedback, the castle restoration, interiors, landscape and sense of seclusion are the most durable reasons guests describe the stay as distinctive.
Pool, spa and restaurants draw repeated praise
The small current SLH Club set repeatedly names the pool, Bathhouse, breakfast or restaurants among the stay's strongest elements, alongside the estate itself.
Warm service dominates positive feedback
Most visible comments describe attentive, courteous or exceptional staff, especially where the team coordinates the many moving parts of an estate stay.
Guests Warn
Some castle rooms feel dark
A recurring minority on Tripadvisor describes small windows, dark or stuffy rooms, so guests sensitive to limited daylight should ask for orientation and window detail.
Service consistency and value divide opinion
The lower Tripadvisor aggregate includes a smaller but repeated thread of less proactive service and value concerns, in contrast with the uniformly positive small SLH Club sample.
Tripadvisor's review count varies
Traveler listings currently show 84, 90 or 91 Tripadvisor reviews. The score remains 4.2 on current traveler listings, and the largest current displayed count is used with the discrepancy retained.
The overall score is a review-count-weighted average of named public platforms, normalized to /10. Category scores — including cleanliness and location — are Hotel Flock editorial readings of those reviews, not a platform's private formula. Good to Know
- The hotel welcomes guests aged 12 and over and does not permit pets; younger families are directed to rental houses.
- Suite Castello Twin is 68 versus 70 square metres; both San Michele categories are 60 versus 55; the Tower Suite is 180 versus 130.
- The Tower Suite spans five floors without a passenger elevator; a small service lift carries food and drink.
- Cercoschene is 872 versus 827 square metres, and its elevation is given as both 500 and 400 metres.
- Palmieri's pool is 17 by 5 metres versus 17.5 metres, and a separate Guest House double conflicts with the four-bedroom accommodation count.
- Bell'Aria is described both as six bedrooms for 12 guests and as flexible accommodation for 2–17, while its layouts enumerate eight sleeping spaces.
- Tisciano is described with six bedrooms, another layout shows five, and a further sleeping plan adds three guest-annexe doubles; the stated eight bathrooms do not reconcile with those layouts.
- Barco is described both with six bedrooms and with eight doubles; its pool is 18 by 4 versus 18 by 4.5 metres.
- Piantaverna's pool is 15 by 4 versus 15 by 4.5 metres.
- Arrighi's pool is 18 by 4.5 versus 18 by 4 metres, and bathrooms are eight versus six.
- Both restaurants state daily 12:00–22:00, although Al Castello advertises breakfast and Alle Scuderie separately gives Sunday brunch 12:00–16:00.
- Alle Scuderie's reservation terms repeatedly name Al Castello; do not assume it governs Scuderie.
- Reschio names Palm Court as a main bar but omits it from the standalone bar lineup; Il Torrino is also called Bar Torrino.
- Alle Scuderie menus from 2025 and 2026 disagree on live-music nights; use the Almanac.
- Inter-House Tennis is given as 11–16 August 2025 versus 9–14 August.
- Christmas is given as 23–25 December versus 23 December–25 January.
- Spring Affair says Saturday 11 April without a year; the surrounding calendar suggests 2026.
- Hotel e-bikes are included; house e-bikes are limited and require reservation.
- The long-stay Defender paragraph says both hire and at your disposal without resolving whether it is complimentary.
- No Bathhouse hours, hotel check-in or checkout time, complete lodging cancellation terms, universal house pet rule or complete physical-access policy is given.
Editor's Note
Treat the castle hotel and the eight rental houses as different stays. Put the assigned layout, every unresolved measurement, car plan, dining terms and live Almanac schedule in writing; reserve the Bathhouse, Sunday brunch, tennis and riding before arrival.
