Atlantis The Royal Guests Get Credits While Dubai Hotels Guard Rates
Dubai luxury hotels are filling rooms with resort credits and upgrades instead of cutting prices, as Atlantis Dubai protects published rates for UAE residents.
Atlantis The Royal and its sister on Palm Jumeirah are at the centre of a quiet pricing fight across Dubai luxury. Rather than slash published room rates while international demand stays soft after the U.S.-Iran conflict, several high-end operators are packing stays with credits, upgrades and tickets, especially for UAE residents.
Kyp Charalambous, vice president of sales at Atlantis Dubai, told Skift the resorts have kept rate integrity while adding value the way they always have. The current push gives residents resort credit, complimentary upgrades and other benefits when they book a minimum stay, without moving the headline price. Recent resident guests at The Royal reported dining credit plus free tickets to Aquaventure World and The Lost World Aquarium at Atlantis, The Palm.
Why operators refuse to cut the sticker price
Luxury positioning is tied to the number on the rate card. Once that number falls, recovering it is hard, and brand comps start to look cheap against rivals who held firm. Ali Siddiqui of Cavendish Maxwell told Skift operators prefer to absorb the cost of inclusions rather than advertise a discount. That choice protects image in the near term and shifts the bill onto the hotel's margins.
The market data shows why the pressure exists. CoStar figures cited by Skift put Dubai luxury occupancy at 58.4 percent in August, down from 73.9 percent a year earlier. ADR fell 5.2 percent, and RevPAR dropped 25.1 percent to $141.79. Atlantis has already said it will not match 2025 revenue. Even so, international guests still made up about 80 percent of business at the two Palm Jumeirah resorts in July and August, which means local offers are a bridge, not a permanent replacement for long-haul demand.
What travellers should watch this winter
If you are booking Dubai this season, the published rate may look familiar while the inclusions do the work. Resident packages are the clearest path to credits and attraction tickets. International travellers should ask whether the same value-adds appear on flexible or package rates before assuming the list price is the whole story. Airlines matter as much as hotels here. Lufthansa, Air France, KLM, British Airways and Singapore Airlines are due to resume Dubai service between October and December, while Cathay Pacific and Air Canada have pushed returns into 2027. More seats usually mean more competing inventory and more offers.
The open question is how long 2025's buffer lasts. Perks are cheaper than a public rate war until they are not. For guests, the short-term win is real: a stay at The Royal or on the Palm can come with dining money and park tickets without the hotel admitting the room got cheaper. Watch whether those inclusions stay resident-only or start showing up on every confirmation as winter demand rebuilds.
