La Réserve Firenze Sets a 16 October Debut in a Renaissance Palazzo

La Réserve Firenze opens 16 October 2026 with six luxury serviced apartments in a restored 15th-century Oltrarno palazzo on Via Santo Spirito.

La Réserve Firenze will open on 16 October 2026 as the brand's first Italian property, placing six luxury serviced apartments inside a restored 15th-century palazzo on Via Santo Spirito in Florence's Oltrarno district. The project extends La Réserve Hotels & Private Homes beyond addresses such as La Réserve Paris, pairing private-home privacy with full hotel service in the heart of Florence.

Owners Grégory and Olivia Marciano bought the building in 2022 after moving to Florence with their family. French studio Gilles & Boissier led the restoration, keeping Renaissance bones (coffered ceilings, carved woodwork, frescoes) while installing contemporary residential interiors. Original artworks and historic tapestries from the Marciano collection sit alongside the architecture rather than as lobby set dressing.

Six apartments, not a conventional lobby hotel

Keys run from one to three bedrooms, each with kitchen, dining and living space sized for a few days or a few weeks. Shared amenities include a fitness center, library, private lounge and a rooftop terrace with Arno views. A house manager and concierge arrange cultural visits, wine tastings and in-residence dining across Florence and Tuscany. Guests who want a private chef and butler service get that without checking into a 100-key palace hotel across the river.

Oltrarno is the left bank of artisan workshops, galleries and quieter streets within walking distance of Palazzo Pitti and the Ponte Vecchio. For travelers who already know Florence's grand hotels, the so-what is residential scale: you live in a palazzo apartment, then step into the neighbourhood without a tour-bus forecourt.

How it fits La Réserve's private-homes push

La Réserve already runs a mix of hotels and private residences, including Paris and Cap Ferret. Florence is the Italian proof that the Private Homes line can carry a full destination debut, not only annex residences beside a flagship hotel. Michel Reybier Hospitality partners with the Marcianos on the project, keeping the brand's residential hospitality language while letting local ownership drive the restoration.

Rates were not published at announcement. On La Réserve pricing elsewhere in Europe, expect four-figure nightly entry with weekly stays likely priced for longer sojourns. The property is positioned for travelers who want Florence as a base for Tuscany days, family celebrations, or a milestone stay where a conventional suite feels too transient.

Who should watch the October opening

If your Florence brief is privacy, a real kitchen, and hotel-grade staffing without a grand lobby, La Réserve Firenze is the October 2026 opening to shortlist. Couples and small families who want Oltrarno mornings and Arno-view evenings get six apartments instead of a tower of interchangeable keys. Guests who need a full palace dining scene and spa can still book Four Seasons Hotel Firenze or Villa San Michele, A Belmond Hotel nearby and treat La Réserve as the residential alternative when it opens on the 16th.
