One&Only Plans a 230-Metre Residences Tower on Al Maryah Island

Kerzner, Mubadala and TARAF announced One&Only Private Residences on Abu Dhabi's Al Maryah Island on 1 October 2026: a 44-floor, 230-metre tower.

One&Only is expanding its branded-residence footprint in the UAE. On 1 October 2026, Kerzner International partnered with Mubadala Investment Company and TARAF to announce One&Only Private Residences on Al Maryah Island in Abu Dhabi, a 44-floor tower rising about 230 metres and linked directly to The Galleria.

The deal was signed during LIVEX 2026 and witnessed by senior executives from Mubadala's UAE Investments platform, TARAF and Kerzner. Mubadala remains master developer of Al Maryah Island; TARAF leads design-led delivery; Kerzner brings One&Only residential standards for living, entertaining and service.

What the tower is designed to offer

Homes will range from one- to three-bedroom apartments to duplexes and a penthouse, planned around Gulf, canal and skyline views. Architecture uses a restrained palette of warm terracotta, champagne-toned metals and glazing. An elevated landscape and amenity level will gather gardens, terraces, wellness and social spaces above the city, framed as an extension of residential life rather than a conventional amenity floor.

Direct Galleria access is the connectivity pitch: residents keep island retail, dining and lifestyle within a short indoor walk while the tower itself aims for privacy. Unit counts, pricing and a sales launch date were not released with the announcement, so the near-term story is positioning rather than a booking window.

How this fits One&Only in the UAE

One&Only already operates in the Emirates through addresses such as One&Only One Za'abeel in Dubai and One&Only The Palm. A residences-only play on Al Maryah Island extends the brand into Abu Dhabi's finance and waterfront core without waiting for a full resort site. For buyers and long-stay travellers, the question is whether One&Only service standards travel cleanly into a vertical urban tower. Kerzner is betting they do.

Until pricing and a completion window land, the story for guests is directional: Abu Dhabi's ultra-luxury residential map is adding a Kerzner-branded tower on one of the city's most connected islands, with wellness and landscape amenity designed into the middle of the building rather than bolted on at the podium. Watch for a sales launch if you are comparing Maryah Island stock against Dubai branded residences.
