Mykonos Gets a €100 Million Resort and a Hotel Brand With No Name Yet

ORA Hospitality will launch a new ultra-luxury brand with a €100 million, 93-key Mykonos resort above Kalo Livadi Bay, set to open in May 2027.

Mykonos is getting a new ultra-luxury hotel brand along with a new resort. ORA Hospitality, the hospitality arm of Naguib Sawiris's ORA Developers, announced on October 6 that it will debut a yet-to-be-named brand with a €100 million resort on the hillside above Kalo Livadi Bay, scheduled to open in May 2027. Reservations are due to open in January 2027.

The resort will have 93 keys, split into 60 rooms, 28 suites and five villas, laid out like a village so that each has sea views and private outdoor space. Rockwell Group is the designer. Plans include four restaurants and bars, event space for up to 200 guests and a 900-square-metre wellness centre built around skincare, recovery, movement and wellbeing.

Who is behind it?

Sawiris, the Egyptian businessman who made his name with Orascom Telecom, is personally overseeing the concept, down to custom playlists and artwork sourced from local artists. He has spent holidays on the island with his family for decades. "Rather than choosing an international brand, I brought my own vision of hospitality to life," he said in the announcement, adding that the resort "will not be just another ultra-luxury hotel."

ORA already runs a hotel in the Caribbean, where it developed Silversands, an ultra-luxury beachfront property in Grenada. In a September interview with the Greek newspaper Proto Thema, Sawiris described the Mykonos project as a six-star resort on a 42,000-square-metre site and said ORA had first aimed for a 2026 opening before construction overruns and Greek permitting pushed it back. He said the €100 million figure already includes the cost of that delay.

Which side of Mykonos is this?

Kalo Livadi sits on the island's quieter southeast coast, on what ORA describes as a largely undeveloped stretch of shoreline facing the Aegean. The company is pitching the resort at families and multigenerational groups who want the island's energy within reach but a calmer base to come back to. Sawiris told Proto Thema that keeping the room count low was deliberate, to give guests space, privacy and views rather than squeezing in more keys.

Why build a brand instead of signing one?

Most owners of a site like this would hand it to an established luxury operator and take the loyalty program and distribution that come with it. Sawiris said that would have been the easier route. Going independent means the Mykonos resort has to win guests on its own name, and ORA says it will grow the brand selectively, in places where it can build long-term businesses, with partners in wellness, food and lifestyle at each property.

What to know before booking

The brand name, rates and restaurant partners have not been announced, and the opening has already slipped once. Travelers eyeing a summer 2027 trip should watch for January, when reservations open. With fewer than 100 keys and five villas, the most private categories are likely to be the first to go for peak weeks.
