Zaborin: Fifteen detached villas, private free-flowing onsens and Kita Kaiseki in a Hanazono birch wood

Zaborin sits in birch and beech woodland at 76-4 Hanazono, Kutchan, with 15 detached villa suites designed by Makoto Nakayama and creative direction by Shouya Grigg. Each villa is a self-contained sequence of living room, bedroom, bathroom and terrace, with private indoor and open-air baths fed free-flowing from the house spring. Four layouts are bookable: 70-square-metre Washitsu and Yoshitsu villas for one or two guests, and 80-square-metre versions with an additional 7-tatami room, also described as 12 square metres, for up to four. Villa names follow snow-crystal crests, but the house does not map those names, views or outdoor-tub materials to booking categories.

Settle the villa and meals before arrival. Washitsu copy promises thick modern futons, yet its current booking cards also require a king-double or twin-two-singles choice under “bed (futon) specification”; have the prepared setup confirmed. The Dining Room serves included breakfast and Kita Kaiseki dinner, with active lodging terms listing breakfast from 07:30–10:00 and dinner from 18:00 but no dinner closing time. Stays of four nights or more may qualify for one Irori robatayaki dinner. One house description says it is arranged with no guest-selected date or time, while another says long-stay guests should pre-book, so the assignment must be settled directly. Send allergies, religious exclusions and game-meat preferences before arrival because same-day changes may not be possible.

The journey has several live differences worth resolving in one confirmation. Current access guidance puts Kutchan Station about 15 minutes away and Hanazono Ski Centre about seven minutes away; another house presentation says ten and five minutes. Hirafu is ten minutes in English and 15 in Japanese. English limits complimentary Hanazono shuttle wording to the Ski Centre during ski season, while Japanese extends it to the ski area and golf course without the same seasonal qualifier. For JR or bus arrivals, the booking flow requests previous-day notice and gives a 13:30–17:30 pickup window for Kutchan Station, Kutchan crossroads or Welcome Center. English offers to arrange Hirafu pickup without calling it complimentary; Japanese calls Welcome Center pickup complimentary. New Chitose Airport is about two hours by road, with private vehicles available by arrangement.

Keep transport and lodging terms separate. Airport-transfer cancellation is 30 percent at seven to three days, 50 percent two days before and 100 percent one day before in English; Japanese also expressly includes the same day at 100 percent. The active lodging plan instead prints 50 percent “up to 10 days before,” then 100 percent on the day and for non-arrival, without a clear displayed ladder for days nine through one. The active plan requires online card payment, while the general lodging agreement also describes settlement at departure or when billed by currency or approved instruments and cards. The current booking-link redirect leads to d-reserve, while an older Film-page link still points to the retired reservation system; use the current booking route. The dated standard plan also announces maintenance closure from 4–16 November 2026, a 14:00–19:00 arrival selection, 11:00 departure and a boxed in-villa dinner when an arrival after 20:00 is reported in advance.

Breakfast and Kita Kaiseki dinner are included on the active half-board plan, alongside the villa's private onsens, Wi-Fi, complimentary Hokkaido juices, tea and Nespresso. Minibar alcohol is listed but not stated as complimentary. The Bar, Chanoza tea setting and visiting massage therapist have no published inclusion or timetable; no general room-service menu, public onsen, swimming pool, gym, sauna or resident spa programme is published. Book Zaborin for privacy, the ability to soak whenever you wish, and a meal-led ryokan rhythm removed from Hirafu. Skip it if ski-in access, a communal bath, a lunch restaurant, a conventional spa or fixed outlet hours are essential. Across two independent booking-platform review sets checked on 30 August 2026, guests repeatedly praise the private baths, woodland calm, design, meals and attentive stays; a smaller recurring group reports uneven service or dining pacing, occasional housekeeping misses, noise from other guests and concern about value.
